You have found the apartment that suits you, the visit went well, and the landlord is asking for your application. The classic reflex is to pile up as many documents as possible to appear serious. The problem is that a bulky application is not necessarily a convincing one. What makes the difference is the coherence between the documents, their readability, and especially their verifiability.
Complete application, verified application, accepted application: three distinct steps
These three concepts are often mixed up, and this confusion wastes time. A complete application simply means that all the requested documents are present. Nothing more. Each supporting document can be there without any of them having been checked.
The verified application, on the other hand, has been examined by a third party. On DossierFacile, the “verified” label is awarded only after validation by the service team. If you modify a document during processing, an additional delay of 24 hours may be added. It’s better to review and finalize each document before submitting the application.
The accepted application is something else entirely. A landlord can receive a verified application and refuse it if the profile does not meet their expectations, for example, due to the type of employment contract or the income level compared to the rent. Verification proves that your documents are authentic, not that your application matches the housing.
Knowing the documents required for a rental application helps anticipate these three filters and prepare an application that passes all of them.
Allowed supporting documents for a rental application
The regulations set a precise list of what a landlord or agency can require. Asking for a document outside this list exposes the landlord to a fine of up to 3,000 euros for an individual. These supporting documents are divided into four categories.

Tenant’s identity
One document is sufficient, provided it is valid and includes a photo:
- French or foreign identity card
- French or foreign passport
- French or foreign driver’s license
- Temporary residence permit or resident card
The landlord cannot request multiple documents simultaneously. Only one proof of identity is legally required.
Proof of residence
The document to provide depends on your current situation. If you are a tenant, your latest rent receipts are acceptable. Living with a relative? A sworn statement from the host, accompanied by their identity document, fulfills this obligation.
Professional situation and income
This is the part that landlords examine most closely. For an employee, the landlord may request a work contract (or an employer’s certificate mentioning the salary and the nature of the contract) as well as the last three pay slips. The latest tax notice completes the set.
A self-employed person will present their last two accounting statements or a certificate of income issued by an accountant. The ratio between income and rent is not mandated by law, but most landlords pay attention to it in their selection.
Documents from the guarantor: an application within the application
Your relative is acting as a guarantor? They must create a parallel application with exactly the same categories of supporting documents as you: identity, residence, professional activity, and income.
This is often where applications slow down. The tenant gathers their documents in a few hours, then waits several days for their guarantor to do the same. Notify your guarantor as soon as you start your search, not after the visit.
Without a physical guarantor, the Visale guarantee (offered by Action Logement) can play this role for certain eligible profiles.

Prohibited documents in a rental application
The list of documents that the landlord cannot request is equally important. A landlord cannot ask you for:
- A bank or postal account statement
- A certificate of good account management
- A criminal record extract
- A medical file or a certificate of absence of illness
- A copy of the Vitale card
In the face of such a request, you have the right to refuse. A landlord who demands documents outside the list is subject to financial penalties. This protection exists to limit discrimination in access to housing.
Presentation and submission of the application: what speeds up the decision
A well-structured application can be reviewed in a few minutes. Organize your documents in order (identity, residence, profession, income) and name each file explicitly for digital submission. “CNI_Dupont.pdf” will always be more readable than “scan_003.pdf”.
DossierFacile allows you to centralize and verify your supporting documents for free. The service is designed to limit the fraudulent reuse of documents by a third party, which protects both the tenant and the landlord.
A detail that makes a difference: send your application on the same day as the visit or the following morning. In tight markets, a 48-hour delay is enough for another candidate to secure the housing. Responsiveness weighs as much as the quality of the documents.
The most effective rental application is not the bulkiest. It is the one that contains exactly the allowed documents, in a readable format, submitted quickly and, if possible, already verified by a trusted third party. Preparing this application in advance, including the guarantor, turns each visit into a real opportunity.
